As a fundamental guideline, any modification that is visible from a neighbor’s lot or the street requires formal approval before work commences. For a detailed list of specific changes that necessitate this process, please refer to Section 1.32, “IMPROVEMENTS”, within the Declaration of Covenants, Conditions, and Restrictions of Dakota Ridge Village. Because maintaining the aesthetic harmony of the community is a shared priority, it is always best to submit an Architectural Improvement Request (AIR) whenever you are uncertain if a project falls under these requirements. Proactive communication helps prevent the need for costly corrections later.
To ensure a seamless approval process and keep your project on schedule, we strongly recommend submitting an Architectural Improvement Request (AIR) at least 30 days before your anticipated start date. While most standard requests are resolved within approximately two weeks, this 30-day buffer provides the necessary time to address any potential issues or technical questions that may arise. Please be aware that complex projects—such as structural additions, major landscaping overhauls, or the construction of permanent outdoor structures like pergolas and decks—frequently require the full 30-day review period, or potentially longer, to ensure all community standards and safety specifications are met.
Verifying all relevant government regulations is the primary responsibility of the applicant. It is highly advisable to finalize the AIR process BEFORE applying for official government authorizations, including building permits.
Applicants are strongly encouraged to discuss color choices and proposed design modifications with their neighbors, recording these interactions (including names and addresses) on the AIR form. While this consultation is recommended, the committee maintains final decision-making authority, which neighbors cannot override.
For all painting requests, color selection needs to reflect and be consistent with the palette of colors used in Dakota Ridge and reflect the more muted shades used throughout the development. Selected colors must be painted in a 12x12 inch square on the property for each color selected or presented on a separate piece of wood. Using standard PMS colors is recommended. The numbers should be identified before submitting the AIR form. Most fences reflect either a gray (Sherwin-Williams, Keystone Gray, 7504; Exterior House Stain, Solid ) or brown tone and new colors should not be introduced, particularly when an existing fence abuts another owner’s fence. Exterior painting with the same paint color does not require approval.
